
Independent Mold Inspection Report – August 8, 2025

It is understood that mold exists in the environment and cannot be fully eliminated. However, the concern here is not the natural presence of mold, but the indoor growth fueled by poor ventilation, non-functioning vents and fans, and leaks that go unaddressed or are downplayed. Not all molds grow indoors; their presence here reflects a failure to maintain proper living conditions.
Out of frustration with management’s continued resistance, I paid $756 out-of-pocket to obtain independent testing. This was only after being told that I would be responsible for remediation costs (which raised a red flag for me) despite the lease clearly prohibiting tenants from performing their own maintenance. I started complaining of mold on the ceilings not long after moving in 2020.
The inspection results confirm this. Air samples showed elevated Cladosporium in the living room and bathroom, and elevated Aspergillus/Penicillium in the bedroom. Visible mold growth was observed on the bathroom ceiling and walls, and inside the kitchen utility cover. The hallway sample also reflected elevated Basidiospores. While the outdoor sample showed a typical seasonal elevation, the indoor elevations of Aspergillus/Penicillium—not detected outdoors—along with visible growth indoors, clearly demonstrate an indoor amplification source directly tied to the property’s ventilation issues.
